R.G. Coulter & Associates, Inc are actively seeking residential portfolios (performing and some non-performing), individual contracts (residential and commercial) and other types of secured cash flows. We are especially interested is actively seeking residential portfolios (performing and some non-performing / under-performing), individual contracts (residential and commercial) and other types of secured cash flows. We are especially interested in loan pools in excess of 20 loans and/or one million dollars in receivable balance. We buy for our own portfolio as well as for others investing in the Secondary Market. We are not restricted by Fannie/Freddie regulations, so the quality of paper that we buy can be A,B,C or even non-performing loans. Our primary focus is 80% LTV First Lien Residential but we will entertain other loan pools on a case by case basis.

For risk reduction purposes, we have installed a $500,000 investment ceiling on individual loans. We also avoid buying numerous properties in the same development, again to limit our exposure. We have purchased loan pools with total balances ranging from $350,000 to $35,000,000. We will buy packages of traditional pools from banks and mortgage companies, as well as seller-financed paper, and developer-backed paper. Because our loans are generally distributed into insurance companies, no loan can be greater than 60 days delinquent.

When reviewing a package, we normally ask for a spreadsheet that summarizes all pertinent information relative to the loans:
